Approved township development

General description
This large property is an Approved Mixed Use Township Development located on the periphery of Boksburg and opposite the entertainment precinct of Carnival City.
The approved township will provide approximately 2,600 residential opportunities between Residential 1 and Residential 3 zonings. Further allowance has been made for approved zoning of mixed use opportunities including; Business 2, Business 4, Special (Hotel), Public Open Space (Parks), Institutional (Hospital) and Cemetery.

Development progress to date:
• The township has been approved by the Ekurhuleni Metropolitan Municipality’s Development Facilitation Committee and the Record of Decision (ROD) has been approved and vested.
• The Dal Park Ext 17 has had extensive research carried out regarding the development of a mixed use township including a Geotechnical Report and a Heritage Impact Report conducted in 2006.
• The township has been supported by the Ekurhuleni Electricity and Energy Department, whilst the deposit to Eskom for bulk electricity services has already been paid.
• Additional municipal approvals given by various Ekurhuleni Municipal departments include authorisation from the Agriculture, Conservation and Environment, the Roads and Storm Water department, as well as the Water and Sanitation Department.
• Regarding the impact of vehicular traffic as a result of this mixed use development, a Road Network Study was approved in principal by the Ekurhuleni Municipality and subsequently a Traffic Impact Assessment (TIA) was approved by both the Ekurhuleni Municipality and SANRAL. In addition, the proposed road names for the township have also been accepted on municipal authority.

The subject property is situated within the suburb of Dalpark, Boksburg. Dalpark has over the past 10 years grown in size and offers numerous newly proclaimed township and suburb development including Carnival Green, Sonneveld and Helderwyk Villas.
Accessibility for the location is enhanced by the close lying proximity of the N17 National Road, whilst numerous other arterial roads are within a fair proximity. The property is located approximately 40 minutes driving distance from Sandton City whilst it is approximately 25 minutes from the Johannesburg CBD.
